Item 1.01         Entry into a Material Definitive Agreement.

On May 27, 2021, Isoray Medical, Inc. (“Medical”), a wholly owned subsidiary of Isoray, Inc., entered into a Lease Modification (the “Amendment”) with Energy Northwest, which modifies Medical’s lease for its executive offices located at 350 Hills Street, Suite 106, Richland, WA 99354. Pursuant to the Amendment, the leased premises are modified to include three additional shelves of storage space, for a total of eight shelves, and, effective June 1, 2021, the monthly contract rent is increased by $72 to $15,752.51, for a total monthly payment of $25,265.13.
